Ad-hoc clients receive a 24-hour response and works within 5 working days. Quotations for contract clients are provided within 3 working days. These commitments are written into the contract — they are not verbal assurances that depend on our workload on the day you call.
Scheduled Preventive Visits
Preventive maintenance visits on agreed quarterly or semi-annual schedules cover inspection of supply valves, drain flow rates, grease trap condition, sanitary ware fixings, and visible pipe joints. Items identified as requiring attention are reported in writing, with a recommended action and priority — allowing the property manager or facilities team to plan and approve expenditure before an emergency forces the issue.
Reactive Repair Response
When a plumbing failure occurs — blocked drain, leaking pipe, failed valve, low pressure — contract clients receive same-day attendance confirmation and repair within 2 working days. For situations requiring immediate isolation to prevent water damage, we provide telephone guidance on isolation until our team attends. Contract rates apply to all reactive works — no emergency surcharge for clients on contract.
Grease Trap Inspection & Compliance
For F&B outlet contracts, grease trap condition inspection is included in preventive visits. JWE checks the trap fill level, inlet and outlet conditions, and access cover integrity — and advises when cleaning is due. We do not perform the cleaning ourselves (this is done by a licensed waste collection contractor) but we coordinate the inspection and advise on cleaning frequency based on the kitchen load.
Multi-Outlet Network Coverage
For F&B chains with multiple outlets across KL and Selangor, JWE provides a single contract covering the entire network. A single point of contact, consistent service standards, and consolidated reporting across all outlets. Contract pricing reflects the volume commitment and the efficiency of planning visits across a network rather than responding ad-hoc to individual outlet calls.

What is the minimum contract term?
12 months is the standard minimum contract term. This allows us to establish a maintenance baseline, schedule preventive visits, and demonstrate the value of planned maintenance over the reactive-only approach. Contracts renew on a 12-month basis with rates reviewed annually. Multi-year commitments are available at agreed rates.
Does the contract cover materials as well as labour?
Contract pricing covers labour for preventive visits and standard reactive repairs. Materials — replacement pipe, fittings, valves, and fixtures — are billed separately at contract rates (not retail). For larger works requiring significant material cost, a quotation is provided and approved before works proceed. Contract clients never receive an unexpected invoice for materials without prior approval.
Can the plumbing contract be combined with a glass and aluminium maintenance contract?
